Cultivation, appearance of exposed masonry and insulation

Hello everyone,

we will soon be taking over a family house and would like to plan a room extension. It is supposed to be a kind of conservatory with a roof terrace, but with large portions of masonry.

I personally find the look of painted bricks very pretty, both inside and outside.

Now we are faced with the question of insulation. What is the best way to approach this?

We are actually planning 2 solid side walls (the house currently also consists of brick) each with a transom window or a normal window. The entire front is then to consist of windows with a larger terrace door. However, the front windows should not be floor-to-ceiling, but installed on a low masonry base for heating installation reasons.

I hope you can help a few complete beginners a bit :)

A two-shell wall construction is suitable here. From inside to outside: plaster (or [Riemchen] for the appearance), load-bearing stone e.g. sand-lime brick, insulation e.g. stone wool, air gap, clinker.

Is it actually necessary to involve an architect for a building application, or is it sufficient if we work with a structural engineer?

As always: it must first be clarified whether your construction project is even eligible for approval under building and planning law: utilization of the property (plot ratio / floor area ratio), building lines/building boundaries, with or without a development plan, setback distances to property boundaries, etc. These are all points that can best be assessed only after submission of the corresponding information, preferably by an architect. If necessary, these questions must be clarified in a preliminary building inquiry.

If it is a year-round inhabited conservatory in the sense of a living space extension, for example, it may not simply be built within the 3.00m setback distances to the property boundary. If it falls below the distance of 2.50m to the property boundary, the wall parallel to this boundary must be executed as a building closure wall with F90 quality. As glazing, this is very expensive. Additionally, the requirements of the 2014 Energy Saving Ordinance for building insulation apply. So there are many points to consider that can only be properly assessed on site.

For the building application, you need an architect; if necessary, a statically authorized engineer may also suffice if no design qualities or a detailed design for the construction of the conservatory are required. There are also companies that offer conservatories including the statics and the building application. However, whether they are capable of adequately assessing the respective building situation under building and planning law is questionable.
