The seller wants just under €50,000. I have to add that the house with 100 sqm and 660 sqm of land and a good location is already attractive. However, you certainly have to pay more for the location here... (und eventuell als deutscher Interessent, ich möchte dem Verkäufer da aber nichts unterstellen).

An expert might cost maybe 300€, so not the world. But without being able to assess the cracks, I got stuck on the phrase about the good location. Since I don't know where... even less the price per square meter of the property: could it be that 50000 corresponds to the value of the property and the building is simply just ready for demolition???

No, that’s about right. The plot size hardly seems to matter here. Prices have indeed risen massively in Hungary, but that’s about right. Do you find the cracks that bad or the price so cheap?
