Cracks in ceiling in new construction

Hello

We are currently building a house with a developer. Five houses are being constructed per row. Today, I noticed a serious crack in the ceiling of the 1st floor. Unfortunately, I am just a layperson and have no experience with construction at all.

As a precaution, I have already scheduled an appointment with a very knowledgeable expert for next week.

Nevertheless, and not least for the sake of sleeping more peacefully, I would like to know your opinion on whether these cracks are concerning.

Description of the ceiling according to construction specifications:
The floor slabs are constructed as reinforced concrete slabs according to the structural calculations. The undersides of the ceilings are produced to be paintable (Q2). The topsides are produced according to DIN 18202 (Table 3, Line 2) and serve as the base for the floor covering.

If the cracks are not concerning, then they probably never will be...

I don't know how it is with you, but I would also bring in an expert. But what can happen to you is that no matter what the expert finds, you can't do anything. In many contracts, the ownership of the property only transfers to the buyer upon acceptance or full payment. If this is a defect, it may be that your developer repairs it. He is only obliged to hand over a defect-free property, not to a defect-free construction phase.

If you act stupidly towards the developer, he can even deny you access. But that depends on the contract and the many fine print clauses.

I would have the spot examined, and at handover have an expert inspect the proper repair, only then can you do something if necessary.

I am not a lawyer or construction professional, this is just what I would do, I think.
