Costs with and without a basement

Hello,
I would like to start the attempt to get an overview of the costs that arise with and without a basement for our planned semi-detached house.


    [*]The plot (approx. 10.5m wide) is already about 1m below the street edge.

    [*]After about 14m, there is a barn built on the border on the left side (foundation approx. 80cm deep).

    [*]The semi-detached house must be built on the left border. On the right side there is already a retaining wall (approx. 80cm high).
    [*]The entire plot (368m²) must therefore be "filled up" by about 1m.

    [*]About 50-80cm of topsoil must be removed, then load-bearing sand follows.

    [*]According to the development plan, a 4m distance to the street must be observed.
    [*]With a basement, we would need approx. 7.5m*10m for the semi-detached house.
    [*]Without a basement, we need a utility room for the technology (buffer storage for air heat pump, electrical connection box, washing machine, WT, etc.) and a garage as a basement replacement. I would estimate about 7.5m*11.5m, i.e. 11.25m² more.
    [*]The house faces the street with its gable side.

    [*]Water is not a problem for the basement on this plot.


My previous findings (+ = additional costs - = cost savings):

Basement (concrete):
+more excavation, area approximately as large as with a slab
-the soil can be used to fill the garden.
-slab cheaper
+basement walls, basement ceiling, insulation, drainage(?) (approx. 30,000 EUR)
+finishing: heating, screed, possibly windows, floor coverings, partition walls, painting, ventilation concept
+possibly underpinning barn (approx. 1500 EUR)
-more living space in the basement (priceless)
-less living space on the upper and attic floors due to smaller knee walls if the basement is supposed to have windows
-addition of carport for tires, roof box, etc. (would otherwise be in the garage)
-fewer rooms on the ground floor
-added value for resale
+interest on all additional costs

Slab:
+fill material for embankment, compaction for slab (7x11.5)
+load-bearing slab (approx. 15,000 EUR)
+utility room on the ground floor => more enclosed space, since the house is 1.5m longer:
+finishing upper and attic floors
+more roof
+more (useless) hallway in the house due to utility room
+garage as basement replacement

Did I forget anything else? Does anyone have experience with the costs of the points listed?
Maybe this also helps other builders to weigh the costs a basement causes.

We would have paid about 40 - 50k more for a basement (living space basement). Including the earthworks. Neighbors of ours, who admittedly built VERY large, paid 18k just for the earthworks.

Our house provider made a rough calculation that 60cm more width or length would have cost us about 16k, so for 50k we could have had a house that was 1.80 m bigger.

Since we didn't have the money, the question of whether to have a basement or not never arose for us.

A basement is not the same as living space! It is utility space and only becomes living space with expensive finishing: the window sizes must be correct, insulation, heating must be installed... That costs! Many people eventually do not want to use these unnecessary stairs anymore. Space in the basement is stuffed full, 1-2 rooms are used for laundry and storage. This does not have to happen immediately after moving in, but when the children become independent, one longs for fewer stairs in the house. I belong to these people and therefore built a new house.

Again. It's just about costs. Whether you want it personally or have to, and for example keep the built-up area small, everyone should decide for themselves. The other basement discussions can be found quickly through the search if you want to know. We paid about 55k for around 85sqm including earthworks and insulation, screed, plaster, stairs, etc., I thought that was okay.

is not wrong about that.

We still built with a basement because, on the one hand, we have a slightly sloping plot (see avatar) and, on the other hand, we have firmly planned our guest room & office as well as a hobby room (party cellar) in the basement.

Compared to our previous apartment on the third floor without an elevator, this one extra staircase does not really bother us – but that is our personal feeling.

We solved the lighting issue in the guest room / office with a light well, which also serves as a second escape route (requirement of the building authority).

Of course, a (living) basement costs more money than a slab on grade, but with a (slight) hillside location and the usual land prices here (EUR 450 - EUR 600 per sqm), it is not really much different.

Exactly, I only meant that some building envelopes (on smaller, because expensive, properties) leave the builders no other choice than to build a residential basement if a certain area is desired.

: Yes, then it’s about the same as with us...
