Small update: So, the ancillary construction costs are a topic of their own. For us, a soil replacement was actually planned. However, after the excavator driver said the soil is load-bearing (he apparently drove over it with his excavator and nothing settled), we didn’t need the soil replacement after all. Our construction consultant had planned 18,000 euros. With the soil replacement, it became 32,000 euros. I thought it would get cheaper, but the first invoice was almost 26,000 euros. Now the cistern is still missing, as well as additional gravel and the distribution of topsoil on the property. With soil replacement, it would have really been intense. Long story short: I think the costs for the groundworks are only clear once they’ve been done.
