Hello!

First of all, I hope that you and your families are doing well in these times!?

Maybe one of you experts is so kind and has the competence to assess whether the additional costs from our [I]general contractor are justified and what we should reply or how we should proceed? We would be very happy about that.


On the subject:
1. We have a general contractor who sent us today the cost breakdown see pictures below for the first change within the framework of the work planning.

2. Is there anyone among you who can estimate whether this is overpriced or reasonable?

3. For example, in points 1 and 2, ultimately only the bathroom wall was moved into the room without any other changes.

4. Point 5: Are additional costs of €1375 for the change of the flat roof window from Velux convex CVP 060060 to [I]Velux convex CFP 060060 justified?

5. Is closing the stairwell with a simple wall on all floors points 8, 10, 12 and 16 for a total of €4632.25

Do I understand correctly that you wanted to move one (1) wall and are being charged separately both for the resulting enlargement of one room (bathroom) and the logical consequence, the reduction of the adjacent room (child 2)?

If I understand this correctly – without being able to comment on the costs – I would rate this on a general contractor audacity scale from 0 to 10 at about 11...

No, when it comes to the reduction, there is a "-", only the amount is significantly lower!

For the other costs, these are probably quite usual surcharges, which are simply quite expensive for the general contractor. If you now just look at the pure price of a corresponding [Velux Dachfenster] (of course, there are still a few things involved). But these are probably typical prices, since he basically already has you on the hook (contract).

Awesome payment plan

If someone threw something like that in my face, the contract would be gone without any possibility of adjustment.

50% upon order placement. Nothing done and wanting money. How do you come up with the idea to promise something like that, or does it only apply to additional/reduced orders?

Just imagine if he goes bankrupt, then you could simultaneously go into personal bankruptcy with him

Okay, I had overlooked that. Nevertheless: a simple relocation of a wall should, if at all – depending on the stage you are in – cause a new plan and the associated costs. Otherwise, you would need just as many stones and time, so the additional price is not comprehensible to me. Payment plan see Zaba...
