I’m also missing the exterior plaster; without EIFS, that’s easily 60 euros/m2 and with it quickly 100 euros/m2.
Part of the shell construction service includes facing bricks, so that’s no longer extra....

By the way, on top of the 780k there’s the property transfer tax of 6.5%, that’s 50,700€. Ouch.
You should hope it stays six-figures, all in.
Unfortunately, there’s also notary and land registry fees, so overall more like 8.5% – so rather around 60k extra costs, since I’m not purchasing the land myself...
For me, the million would be reached all-in already with the calculation of €150k interior finishing....
