Costs for shell construction and roof covering/insulation - fixed price offer okay?

You can't possibly feel such a pressure to buy that you let yourself be blatantly ripped off, and then your architect tricks you with miniature fantasy prices for the expansion.

Stairs are also missing.

Part of the shell construction service includes facing bricks, so that’s no longer extra....

Unfortunately, there’s also notary and land registry fees, so overall more like 8.5% – so rather around 60k extra costs, since I’m not purchasing the land myself...
For me, the million would be reached all-in already with the calculation of €150k interior finishing....
