Apart from the fact that some, including us, are jealous of the purchase price ...

I also understood it this way: Notary fees on the amount in the contract, but the property taxes should only be applied to the land purchase price.
Whether you are listed as two owners makes no difference, then you will receive two bills for the property taxes and each pays half. But this does not change the amount.

For the price, development is no longer possible nowadays. It can only be an area that is subsidized because there is massive depopulation and it is subsidized.

Whether you really want to build there should be well considered, as it entails an extremely high financial risk. House practically unsellable for life.

We had almost identical clauses when purchasing from the municipality and paid the real estate transfer tax on the full amount including the development contributions.

So the development area is from 2014 and is simply not in a "metropolitan region," it's just Lower Saxony and located between Göttingen and Northeim. Unfortunately, the city hasn't really marketed it; there is only a "cardboard sign" indicating available building plots... with everything overgrown in front of the sign, of course.


So even though we have two contracts to settle the costs, the real estate transfer tax must be paid on the total sum? I thought only the part that goes to the notary counted... either way, we are buying it.
