Cost of soil survey - Does the architect pay or do we?

Hi, I just wanted to make sure that no costs are being passed on to me that should actually be borne by the construction company. It concerns the costs for the soil survey, which the architect commissioned at his request. Who has to pay for this? Are these incidental construction costs? Thanks in advance.

Name the costs as you wish. For example, risk minimization costs.

Who wants the house not to tilt to the side?

Your neighbor? The architect? The builder? Or maybe you?

Option 1) Why should he?
Option 2) Is definitely interested.
Option 3) Also makes sense.
Option 4) Not entirely unreasonable either.

If 2 or 3 order the expert report, you can be sure that their bills will be correspondingly higher.

So no matter where it is considered, in the end the builder always pays. Who else? Nobody gives anything away for free.

Of course, you can also leave it out, but then we would be back to the question with the W above.

The crucial question is: What is stated in the contract. If nothing was agreed upon contractually, not even orally, the architect will have to pay since he placed the order. However, I warn against not covering the costs at this point in time. The relationship will deteriorate significantly.

Many construction companies require a soil survey... which the client then has to pay for. And the 1000€ should be worth it to get planning security. I promise you, if you don't have a soil survey, you will have to deal with many surprises.

Our construction contractor told us that without a soil survey, the structural engineer will play it safe and plan the maximum effort for the foundation slab. And that ends up costing more than the soil survey report. By the way, you can already get one for €450 + VAT, compare prices. However, it also depends on the number of drillings. For us, 2 were enough.

We now also have to carry out a ground survey with 2 boreholes. The contractor recommended someone who only charges 500 euros. Others within a radius of about 50 km charge at least 1200 for this. Where does such a big difference come from here? Could it be that the geotechnical office is working together with the contractor and we are getting a false report here so that the contractor will demand more costs for stabilization ETC.?

So, in our residential area, the soil survey report is available (with volume discount) for EUR 350 (including one borehole). Anyone who wants more boreholes or special requests must pay extra for these. We ourselves could not take advantage of the offer and only paid just over EUR 600 (including two boreholes). Therefore, the EUR 500 is quite OK. EUR 1,200 is extortionate - at least here in the western Ruhr area or also in the Münsterland.
