Cost of house extension and building a garage?

Hello dear ones,

I hope you can help me a bit.
We could move into my partner's parents' house. But we would need more space than there currently is.

The house is one story, with a basement, ground floor, first floor, and an attic which is not developed.

We would move into the first floor but want to build an extension for that.

That means we want to build a solid garage at the level of the ground floor and put an extension above it. The side length of the house is about 8m.
On the first floor, we would then have, so to speak, one big room more or two small ones.

Now my question: is something like this even possible? And what would such a thing approximately cost? I know that you can't calculate the costs like this, but a rough estimate?

I would be interested to know if it would cost more or less than 50,000 Euros.

There will be no roof extension.

It would be great if someone could help me.

First, I would consider whether I REALLY want to move into a two-generation household!

So, regarding your costs, there are too many unknowns to say anything about that. The things that cost money and are of interest also for the cost estimate are: - Own work? - Living standard? (e.g. without high demands you can already sink 50,000€ into kitchen and bathroom) - Staircase - Does the roof still need to be completely insulated? - Roof windows are not cheap but have poorer insulation - Electrical system - What does the general statics say? - Is the heating system sufficient at all, or is a second or an entirely new one needed? - Water/sewage and heating connections also entail renovation work on the ground floor. - Is the extension approvable? - Where do you live? Does the extension require a lot of earthworks or even the driving of pillars?

Roughly speaking, if everything goes according to plan, you do everything yourself, and you can live with simple hardware store goods, 50,000€ may be enough; if one of the points is not met, a few tens of thousands more quickly disappear.

thank you very much for your reply. Yes, I know a two-generation house is something you really have to think about carefully. Since we have a sealed apartment, this should probably not be such a problem.

Regarding your suggestions:

-Self-performed work?

We will renovate the living rooms ourselves. The construction of the garage and the extension will probably be done by a company, but I can’t say yet.

-Standard of living? (e.g. you can easily sink 50,000€ into kitchen and bathroom without much effort)

Our standard of living is rather normal. We imagined renovating everything for a total of 20,000 and purchasing furniture etc.

-Stairs

My partner works in window, stair, and door construction; he can make the staircase himself, so it’s only material costs.

-Does the roof still need complete insulation?

Since we don’t live under the roof, nothing needs to be done to the roof. The roof would be another floor.

-Roof windows are not cheap but have worse insulation

We know an electrician who could lay the cables for the two rooms and the garage.

The property belongs to the father. I don’t know if you need a permit for that?

We live on a normal street; earthworks would need to be done, but only a maximum of 2 meters to dig out.

I don’t know anything about construction and such at all. I just imagined that you would build a solid garage for about 10,000 euros and put an extension above it for about 20,000 euros. Keep the renovation costs at 20,000 euros, and then you would be at 50,000 euros.

If it all gets more expensive, then you might as well just buy a house.

Hmm I understood that the house has 1 floor and a basement and then the roof comes! But apparently it has 2 full floors and then the attic, right? Why don’t you want to use the 2nd floor and the attic then? Or is there a flat roof on it? Is there already something in your floor? (windows/electricity/walls/heating) Also, even if the apartment is separated, you basically live with your parents. It is also worth considering whether the space will really be enough in the long term, apparently we are talking about around 70m² Oh yes, you need a permit for an extension, with planning costs, permit costs, earthworks and completion by a company including garage door/door and windows I see that as unlikely with a budget of 30,000€

Hey,

just a quick explanation.
Currently, the father and the brother live in the house. The 1st floor is occupied by the brother. Both floors are completely finished, you just have to renovate.

The attic would be converted for the younger brother, but we have nothing to do with that, which is why we have to build an extension.

If we build an extension, we will have a living area of about 90 - 100 m².
The architect wouldn’t cost us much, a family friend.

Later it should look like this,
Ground floor father
1st floor me and my partner
Attic brother

The extension will be on the 1st floor!
And the brother can then make a terrace on our extension.
