Cost of electrical installation for a single-family house with 3 floors, 180m²

Hello everyone,

just a few key facts about the house, single-family house (basement, ground floor, and upper floor) approx. 180 sqm, solid construction with bricks.

We had the trades heating/plumbing (I can do myself) and electrical removed by the architect.
Recently we had an appointment with an acquaintance who will do the electrical work.
What do you think about the costs?

- Downlights LTS
Planning downlights, ceiling plan, cans approx. 5000 - 6000 €

- Step lighting basement to upper floor approx. 1500 €

- Switch program LS from Jung approx. 1500 €

- Bus system (KNX/EIB) approx. 6000 € + Jung panel 1500 €

- Outdoor lighting twilight control approx. 400 €

- Indoor intercom from Jung approx. 500 €

All together including materials and labor, he said we will be at approx. 28,000 €.

In your opinion, are the costs okay?
Are there alternatives, especially for downlights?
Are downlights even sensible?

We are talking about approximately 200 sqm of living space + basement, solid construction with concrete + aerated concrete.

Costs for electrical work without bus system (some Homematic for shading, heating), exterior lighting, Gira E2 switch systems, and Gira intercom system currently about 30,000,- offer from the electrician. I basically found that clearly too expensive, but after some inquiries it seems to be a realistic price.

He was not enthusiastic about step lighting so far ... but I don't want to negotiate about that. Do you already have something more specific in mind?

Without a complete plan including floor plans and functional requirements ([Raumbuch]), it is hardly possible to make any statement about whether the offer is good or bad.

We requested an offer for HEA 3 stars and are at about 13K for an approximately 155m2 house.

You will always find people here who pay less. However, for the products and services you mentioned, I definitely find the price fair, although I must admit I even thought it would be higher. A few suggestions:

- What about the meter cabinet and distribution cabinets?
- Exterior lighting is quite "cheap," please really pay attention to quality here.
- What functions are you implementing with KNX?
- What kind of Jung panel is this? I’m not familiar with Jung, but does this run without a home server? That is certainly not included in the price.

We have about twice the size, and when I calculate all services and components and subtract our own work, we come to almost 80k. Our electrician’s prices are almost internet prices...

A gap in the electrical installation.
Did everything myself according to HEA 3 stars at our place, Busch-Jäger, many ceiling spots, outdoor lighting, garden/garage power with a separate control cabinet, 1-2 LAN sockets in each room, several satellite connections, video and audio wiring in 2 rooms, pump controls for condensate shaft and cistern/garden irrigation, electrics for 9 roller shutters, etc. For 160 sqm.
The electrician did the control cabinet.

Cost about €6,000.
