Cost of buying a house?

Hello,
we want to possibly buy a house (older building) the purchase price is 39,000€. We could pay the purchase price in cash, but modernization and an extension are still necessary. New heating, new bathroom, and an expansion of the first floor by two rooms.
Now my questions: what costs arise for notary, land register entry, building permit? Is there more?
What funding options are there or what kind of loan or credit or or or???
Unfortunately, I have no idea in this area and am grateful for any answer!

Hello,

everything depends a bit on the municipality etc. But normally 2% notary, 3.5 - 4.5% property transfer tax, building permit is I think also very different (for me for a new building including [Wasserechtliche Genehmigung]) about 550€

Hello,

So for notary and land registry changes, usually no "too large" amount applies, it can range between 300-700.....

Um, sorry but what you’re writing is nonsense. The only decisive factor is the purchase price and the question of whether there is a broker or not. Then there are concrete percentages. There really are no general answers. I think Perlenmann has already answered the question perfectly.

There is real estate transfer tax, which depends on the federal state, from 3.5 to 4.5%. In addition, notary/court costs of around 2%. Possibly, if involved, the broker’s commission.

Not much more can be answered to Amselmann, who apparently buys very, very cheaply (where on earth is it so cheap), as his information is very sparse.

Except maybe - just go to your local bank, they should make a proposal which you can then review :D Cheers
