Cost of a single-family house, is it usable like this??

Hello everyone,

I am completely new here, maybe a brief introduction about myself. My girlfriend and I want to start building our own home in the next 1-2 years.
We are currently looking around and have picked out 4-5 companies that we want to talk to.

We already have a plot of land (about 800 m²), which we bought cheaply.

Now we would like to build/have built a nice little house.

Basically, we want to have a house built ready for technical installation and do the rest ourselves.

Can someone tell me if the prices are realistic? €104,999 for a 191 m² house somehow seems unrealistic to me!?

A house ready for technical installation is a shell construction.

But 104k for 191 sqm is also utopia in my opinion. I would rather assume 150 - 200k.

Sorry, missed that. But even now it remains double. Provided you don’t want to leave the house in the condition it is built. Presumably, all other positions such as the foundation slab, house connections, etc. are also missing there. I see the project rather at >250TEUR

So of course that’s hard to understand... so again like this, I found the following from a very well-known prefabricated house manufacturer, among other things:

Nutz-/Wohnfläche: 217.31 m² / 192.22 m²
Preis Ausbauhaus: 104,999 EUR *

* inkl. Panorama-Giebel, Architektenleistung, 3-fach-Fensterverglasung, Klima-Schutz-Wand

Or for example,

Nutz-/Wohnfläche: 153.44 m² / 132.66 m²
Preis Ausbauhaus: 94,999 EUR *

* inkl. Architektenleistung, 3-fach-Fensterverglasung, Klima-Schutz-Wand

and now I’m interested, are these prices even remotely realistic (I suspect less so, rather bait offers) and if not, how much more should I roughly expect!?

Well, the price is realistic after all – it is also on the price tag! But what do you get for it?
According to a rule of thumb – which you keep finding in the forum when searching for construction costs – you should initially calculate around EUR 1,500 per sqm of living area. In your first example, that would be EUR 288,000. That means you roughly have an additional EUR 183,000 plus ancillary building costs etc.
