Cost of a single-family house, is it usable like this??

Ahh, found it, these are the "green providers" of shell houses ;)

So, now I’ll let you in on a little secret, since we are also building with the holding company, but with the "premium provider" of the three. ALL the craftsmen we talked to on our construction site told us that in the end you always pay the same or even less if you build turnkey right away. Besides, the execution and the overall package are much more comfortable.

For the simple reason that you have to buy the materials that are not included with the shell house yourself at worse conditions. And then you have even more work and live longer in rented accommodation, which again costs money. Or you let the company’s employees do it and then you just pay the surcharge again.

Acquaintances of mine bought a shell house and they spent every free minute for a whole year on the stupid construction site. My acquaintance told me he would never put himself through that again.

nordanney is right: calculate with €1500 / sqm - no matter what kind of house you build and you will be about right. €104k is a pure deceptive price. For 191 sqm you easily pay another €150k on top – probably even more.

I have a suspicion of whom you are talking about. Yes, the price is completely realistic for what you get delivered. Unfortunately, it has nothing to do with what the house ultimately costs. I even question the €1500, is the basement or the floor slab included in the €1500? What is much more problematic here, stay away from the construction of a timber frame house. That is only for professionals and the topic starter is probably not one. Unfortunately, I cannot find the construction description for [technikfertig], so look at it closely. Open frame or closed with thermal insulation and airtight and windproof sealing?????? Bargains are unfortunately only available at the bargain market:mad: Regards Friedrich.

With your provider, you get exactly as much house as you pay for... and unfortunately, that is not much.

Someone who is not a craftsman themselves and does not want to build for half a year should keep their hands off here. In addition, this provider only delivers building materials in DIY store quality... And try to find STO paint and plaster in the DIY store....

In the end, you will pay €1500 /sqm one way or another... no matter how low your entry price is. Remember that the exterior shell of your prefab house must be plastered as quickly as possible. Such a timber frame really does not like rain :)
