Cost estimation for the planned duplex house

Hello everyone,

we are planning to buy a fully designed semi-detached house from a developer. We have already had several talks with the developer, so the project is already quite concrete.

However, I am currently having difficulty estimating whether the estimated costs are realistic, cheap, or expensive.

The following data:

Flat roof
~153m² living space (ground floor & upper floor)
~76m² basement
~40m² double garage (masonry) (6m * 7m)
Gross volume (including basement & garage) ~1100m3

The cost for this is 370,000€

If I divide the cost by the gross volume, I get ~336€ / m3. This would be (as far as I have read on the internet) quite acceptable, but subjectively the costs seem relatively high to me.

The volume is composed as follows:
EG+OG: ~660m³
KG: ~290m³
Garage: 150m³

With or without land? Location? Equipment? Without further details, it will remain very vague ...

Hello,
there are still quite a few details missing regarding the construction method and equipment.
We are building with [Massivbauweise], KfW 55, semi-detached house, pitched roof with finished attic, so 3 floors + basement, heat pump with underfloor heating, electric roller shutters, photovoltaic system with battery, tiles or vinyl flooring in all rooms. Calculated 140 sqm without basement, 660 cubic meters with basement. A few extras like walk-in shower etc. and we are at 335TEuro. No garage, sewer connection and outdoor facilities are not included in the price. About ~10T extra wishes for electrical work will also be added.

Plus land (~200,000€) which is appropriate for the location (although in the upper average)

I would say the fittings are upper(?) mid-range.

Built in Bavaria
Solid construction. High-hole bricks 36.5 cm thick, filled 0.08
Floor slab 25 cm on 10 cm perimeter insulation
Flat roof with flat roof waterproofing on thermal insulation / continuous parapet (titanium sheet)
Plastic windows triple-glazed (0.6 W/m²K / window element 1.0)
Roller shutters with motor
Hollow core doors inside
Front door up to 2500€ included
Underfloor heating additional 5000€
Floor covering up to 50€/m² included
Sanitary objects up to 8000€ included
Either gas heating with underground tank and solar thermal (4 m²) or pellet heating included (by the way, which is more recommendable?)
Exterior rough grading
Garage with electrically operated sectional door

A primary energy demand of 0.22 kWh/m² is stated
