Cost estimation for house construction

Hello,

we are considering building a house and have been reading through this forum for a while to find out if our budget is sufficient. Can you give me a concrete tip? We have already been to the bank and after disclosing our entire income, we were assured that a construction project of about 380,000 EUR would be financeable.

Now, good advice is expensive as to whether we can get a house for this price that we will be happy with. We live in the Rhein-Neckar district and here it is, well, quite expensive. :-) I’ll briefly summarize our wishes:

    [*]Single-family house or semi-detached house about 140 sqm with 5-6 rooms
    [*]Basement optional, would of course be nice, alternatively garage with pitched roof
    [*]small plot is completely fine, we design the outdoor area ourselves
    [*]standard fittings, only a fireplace is desired

We could contribute with the painting and flooring work ourselves, but not completely (as our small children currently keep us very busy).

What do you think, is such a construction project possible within this framework?

Who said that? Your house bank? Is that the absolute maximum? To assess that, more data would be needed, such as income and expenses, etc. Otherwise, it’s just guessing.
There are also too many unknowns to estimate whether that fits.
Where exactly do you want to build? And how expensive are they?

The plot should be the variable size, meaning whatever remains from the house calculation goes into the plot. The cheapest plots here are available between 65K and 100K.

Oh yes, regarding the house, we want to build very "conventionally." Without Styrofoam. Preferably with mineral plaster.

Here in the forum, I have seen some very concrete examples for BaWü, where a semi-detached house was not calculated below 430K. That is extremely depressing. :(

"Attractive offers" on the internet always suggest good prices, that’s clear. But is there really nothing possible with 380,000 EUR?

So, in terms of budget, I can say that we could afford 380,000 EUR well. We have calculated that several times. A bit more would be possible, but we don’t want to reach our absolute limit; vacation and a good standard of living should still be possible despite the house. With the 380,000 EUR, we are also not "broke," but still have a good little cushion for an absolute emergency.

The question is just whether we can get a house according to our ideas for 380,000 EUR. It seems not to me? :-)

Do you really see no chance? Maybe a terraced house?

Just roughly calculated:

380,000 € - 100,000 € (Grundstück) - 40,000 € (Baunebenkosten) = 240,000 €

240,000 € / 1,500 € (used as an estimated guideline for costs per sqm) = 160 sqm living area

So that should already fit. But this calculation is really intended only as a very rough reference point.

Thank you Masipulami! €1,500 per sqm, does that apply to semi-detached houses, terraced houses, or detached houses? The background is that I want to approach various developers soon. However, I wanted to get a sense beforehand whether our budget is even realistic. Before I start and get a tired smile.
