Cost estimate realistic? Complicated construction project

Hello everyone,

please provide an assessment of my cost breakdown. It is a shell home in timber frame construction.
The house + roof + roofing work will be delivered and erected.
Offers for the foundation slab, stairs, heating, screed are available, the rest are estimates.

Own contributions would be:
Building the installation level, insulating the installation level, finishing the attic, cladding walls with Fermacell, filling, flooring, partial tiling,
wallpapering and painting and the 1000 little things that have to be done...
The rest will be contracted out.

My concerns are as follows:

    [*]€400,000 for a single-family house with 155sqm seems very high to me, as it is a shell home and we are contributing a lot of own work.
    [*]Have we forgotten any points?
    [*]Have we seriously underestimated any points?
    [*]Regarding own work: Is it even realistic to do all that yourself in a reasonable time? According to the advisor (seller), no problem, doable in four weeks of vacation...

400,000 € with so much stress? Wouldn't a GU/BU be better? You have better planning security there and the price shouldn't be much higher.

What stands out is the energy consultant. 2,000 € is a bit too little. Unless you mean 4,000 € - 2,000 € subsidy? Then you must include the 4,000 € in your calculation.

With 4 weeks of vacation, you won’t get far. do you remember which user broke down the personal contributions? I think he built in Saarland

We have contributed a similar amount of personal effort. However, we have invested 6 weeks of vacation (both of us) so far. Additionally, every weekend for the past year and of course quite a few evenings. On top of that, there are countless hours of help from family and friends.

Otherwise: The development seems unrealistic to me. Temporary construction electricity cost us €2000. Energy consultant €6000-3000 (kfw) Earthworks would also be rather cheap.

What does the house cost turnkey from your provider?

With us, the development cost 12,000€ to the utility companies; there was no choice. All connections were already on the property. Are your figures still correct for your municipality? 50m for 8,000€ also sounds quite optimistic to me as a personal contribution.

Hi,

just going by gut feeling, I would also say that the whole thing is a bit expensive, especially with quite extensive EL. Not to say that your calculation is incorrect. But for that money, you can already get something finished.

If I estimate your price, it's a little over €2500 + EL.

What energy standard is the building supposed to have? How complex is the building structure? Slope location? Features that might not be obvious here? etc. Give a bit more input in this direction.
