Cost difference roofing double garage

Hello everyone,

we are still in the rough planning phase for our house, as we are waiting for the approval for the building plot, but nonetheless the following question is on my mind in advance, for which I have not yet found any reliable information here in the forum/on the internet:

Does anyone have experience/infos on whether, and if so roughly how much of a cost difference it makes to have a masonry double garage covered with a terrace (including a roof connection with 1.0m height according to the development plan) instead of, for example, a pitched roof?

The theoretical utility value of a terrace on the garage is of course much higher, regardless of how often one would actually use it.

I am just wondering if there are significant cost differences here?

I tend to go for a normal roof, but if it is significantly more expensive, then I would rather put a terrace on the garage.

First: Garage as a boundary construction?

If yes, getting approval for the garage including the terrace on top will be difficult....

Yes, the garage would then be on the boundary.

I assume that it would be approved, because the development plan clearly states that a rooftop terrace may be built on the garage, provided that the rooftop terrace has a roof section with a height of at least 1.0m.

Whether this only applies to garages within the "normal" building zone (i.e., for the actual single-family house) and not to garages located in the "small" building zone (5x2m) is not evident from the development plan.

I would clarify the approval-related question in advance if this question becomes concrete.

I just wanted to research beforehand which solution would be (significantly?) more expensive?

Hi. So we have similar plans. The pitched roof costs us exactly twice as much as the flat roof option. Due to this requirement from the development plan, we have planned a green roof. Cost for a double garage made of steel including an electric gate and a 3x2 meter shed attached is 11,500. Pitched roof = 20,000.

Sealing of the flat roof garage included in the 11500? Sounds a bit too cheap to me.
