Cost compilation for outdoor facilities

Good day,

In this post, I want to use your experiences and gather opinions on the costs incurred for my plans for the outdoor facilities and the resulting financing needs that I would like to specify afterward. We are buying a house that initially does not require much work. However, I want to redesign the outdoor facilities and make some changes. We will approach the financing amount for the house purchase with €50,000. My question is whether the financing for the house can also cover the work outside or if that is allowed. Otherwise, a second loan with consequently higher interest rates would be necessary.

My plans for which I need rough cost estimates: (the costs can be kept lump-sum, as sufficient equity would be available to cover potentially higher expenses) - most of the work is to be done by ourselves, with help from family, friends, and club members

- Repaving the driveway and courtyard area (approx. 170 m²)
- Conversion to an electric swing gate for the courtyard entrance (2 x approx. 2 m planned, exact measurements still needed)
- Masonry and floor concreting of the barn (approx. 130 m² floor area, height approx. 7 - 8 m)
- Installation of an electric double garage door in the barn gable
- Construction of a swimming pool 8 m x 4 m x 1.5 m (possibly a bit smaller) - wish to build it ourselves, i.e. without installing a prefabricated pool - the technical equipment should be standard (inlet nozzles, drain, skimmer, filtration system, heating not necessarily required, manual cover (no large structure)) - of course, small paving around the pool

For this, I would need your opinions/assessments on what it could roughly cost us to be able to establish a financing requirement. Thank you very much in advance.

I can imagine that things like the pool can definitely be included in the mortgage loan due to the increase in property value. The other things, like paving for example, could also be considered as renovation. It just affects the lending value depending on the bank.

Well, get quotes and talk to the bank. The order doesn't matter. You need quotes anyway because you won't get such amounts without collateral. At most as a very expensive consumer loan, which you don't need here.

Estimate with EL also around 100,000 euros, maybe a bit more.

Paving could maybe also be done a little smaller, then directly to the barn and no "turnaround loop" as I would have liked. Maybe not completely concrete everything in the barn, but only the garage area. We need to see about the walls, to what extent it is necessary or if that could be postponed to the back, maybe just the area where the garage door is supposed to go for now...

You can treat yourself to the courtyard gate now and then, not urgently necessary at the moment because a manual one is already there. I would just like to start by changing the driveway area and removing the existing carport and then moving the garage into the barn and also paving up to there.

The pool will probably be a long-term project. I wouldn't have expected it at 60. I got in touch with a blogger who documented exactly how he built his pool. Something like that, even a bit less equipped, I would like to have as well. He said he spent around €25,000 on it. I would currently rather expect that amount too.

Next week we will hopefully finalize the purchase contract and then go to the notary. I was thinking of going into financing with €100,000 fixed for 10 years or taking everything and borrowing €150,000 over 15 years. Let's see what the house bank says and then go to Interhyp.

My priority is just to remodel the driveway and garage first.
