Cost breakdown for a realistic single-family house?

attached are our planned construction project as well as a cost breakdown from our architect.
Approximately 40,000 EUR in additional costs will be added to the cost breakdown.

Are the listed costs realistic? Some of them seem somewhat overestimated to me.

Hi, the attached plan is so small that nothing can be seen. Without indicating the size/areas, nothing can be said. Furthermore, we cannot say anything about the respective quality. It is like asking whether a red car is too expensive at €60,000. At first glance, some items also seem quite high to me. Best regards

But that can already be about right. Heating, for example, is not little. But if that involves geothermal drilling, etc.

Joinery and glass work almost €60,000, sounds like a lot. I couldn’t see large glass fronts in the postage stamp-sized pictures. Earthworks are already included, or part of the additional incidental costs? Where are the architect's fees?

For about 200m² of living space, that could be appropriate: €2000/m² + garage + sloped plot + outdoor facilities + painting and flooring.

Are these gross or net prices? Probably net?
