Hello dear forum community,
we want to have a house designed by the architect and hire him as construction manager. We have the offer as contract/order, which after our signature shall be considered as contract. Our question is now, can the offer be signed as is or are there important things missing. The payment will be made after service delivery.

1. Construction planning, statics and thermal insulation verification
for the construction of a single-family house
in solid construction with staggered building bodies and single-storey garage with converted
attic and hipped roof and a foundation on a slab
for your building project in:

with the following scope of services based on
performance phases 1-4 and partially phase 5 according to the fee schedule
1.
Basic evaluation and design planning for the new construction of a
single-family house
– elevated design requirement – ground floor and attic
- floor plans with detailed measurements for construction execution
- optimization of the building mass with respect to the plot conditions
- elevation views
- object-specific calculations
2. Preparation of the complete building application as
approval planning according to valid
state building code (Bauordnung LSA) for approval exemption procedure and complete
site plan processing (the site plan must be provided by the client!)
3. Preparation of execution-relevant
detail and execution planning without building services
4. Preparation of the
structural stability verification (statics) for the object
5.
Thermal insulation verification according to the valid energy saving ordinance for the building project with
energy-efficient optimization of the component values and building energy certificate
6.
Garage planning with drawing set and statics
7. Cost statement and construction documentation folder for financing in advance
For the listed scope of services as well as the complete coordination with the building authority
I offer you the following amount
as fixed fee: XXX
and for the construction management as follows
according to your request and the agreements made you will receive herewith
the offer for – construction supervision / monitoring:
1. Construction supervision service for the erection of a single-family house with
outbuildings in single-storey solid construction – performance phases 5-9
based on HOAI for your building project in: XXX
1. Tender supervision for the object to be constructed, i.e. compilation of
trade-related simple tender texts taking into account constructively
required individual details and execution specifications according to planning and statics
2. Participation in the awarding of individual contracts based on the technical evaluation of the
bids, preparation of the construction contract specifications
3. Consultations with the client on site during the construction
4. Preparation of necessary execution details regarding the building construction, as support
for the executing companies
5. Coordination and optimization of construction processes according to the construction schedule between the
individual trades with technical consultation with the executors on site
6. Supervision of the technical execution according to valid technical rules or the current state of
technology
7. Issuance of a specialist construction manager certificate for building acceptance after completion of the
building structure
8. Issuance of construction status reports / confirmations upon request by the
financing credit institution
9. Coordination of building staking out with the civil engineering contractor (boundary stones are available
and free)
