Construction of gable walls in the attic

Hello,

I hope someone can give me a bit of information about this type of construction.

We received a building description from a developer.
The gable walls in the attic are constructed from a timber frame with 16 cm mineral fiber insulation of thermal conductivity group 035.

Outside: larch wood cladding, ceiling boarding as covering and decking on counter battens and a diffusion-open underlay membrane.

Inside: gypsum board on sparse boarding and a PE vapor barrier.

However, on request, it can also be constructed with slate cladding, facing brickwork, or entirely solid (for an additional charge).

What does this mean for someone who is not an expert?

The lower walls on the ground floor are constructed in solid construction, meaning from masonry (single or double layer), which is then either plastered or faced with clinker bricks.

The upper floor is built from wood, not only the roof truss but all the walls on the upper floor - this also includes your exterior wall (gable wall).

And as you already wrote, instead of the larch wood cladding, the plaster or clinker bricks cost extra (if you do not like the larch cladding).

As long as the work is carried out carefully and professionally, a top floor made of wood is not worse than one made of solid construction. The actual difference is only the gable wall and the cladding. Because even in solid construction, the roof truss is always made of wood - unless you take a roof truss made of Ytong.

We also requested a catalog, but that was almost 6 weeks ago. We then impartially informed ourselves about the timber frame construction from a carpenter (whom we know well).

That is why I also wrote that the quality is the same if the work is done correctly.

We have now requested an offer at the end of last week and are curious whether/to what extent the "starting price" will still change.

I can't tell you if we will build with this company, as we actually only need the shell construction (with the roof truss). No idea if the company does that.
