Construction - Notification Procedure

Hello everyone,
we want to build a single-family house in a new development area, there is the possibility to build via a notification procedure.
What are the advantages compared to a building permit procedure?
Can I also build here contrary to the development plan, or what happens if I do this? For example, a garage outside the development window and the distance area not maintained?

Advantage: You save the money for the building permit. Disadvantage: Your architect has to ensure that you comply with the development plan. Otherwise, you must of course adhere to the specifications of the B-Plan. If not, there will be consequences (max. dismantling).

€ 50.00 versus € 800.00 and more; the rest has been correctly explained by nordanney. Then it automatically goes into the regular building application procedure and the € 50.00 belongs to the past Rheinische Grüße

Since March, you must go through the approval process for any deviation from the development plan; previously, a notification procedure + application for exemption was also possible. We only applied in March, but we probably would have chosen the full approval process anyway, because it is thoroughly checked and the approval is legally secure. In the notification procedure, the builder and the architect bear the responsibility for compliance with the development plan. With all the requirements in our building area, that was somehow too risky for me.

At least, that is how it was explained to me; correct me if that is not true.

Yep - and if these are rejected, you still have the possibility to build according to the development plan in the notification procedure.
