Please do not argue [emoji6] I spoke with my site manager again yesterday and he does not see the completion date at risk. If our house is still not sealed in 4 weeks, I will subtly remind him that I reserve the right to take legal action as of 26.8. We build 150 houses a year, we know what we are doing.. (statement site manager)

Reserving the right to take legal action in 3 months will hardly impress him

And on what basis would you want to take any action now?

Before the agreed date, there is no basis for any steps. Until then, there is only a nagging client. Only the four months of bad weather could already be challenged now, because these could, in case of doubt, be credited against the construction time guarantee.

A delay is NOT recognizable within 4 months if the shell already stands!

Maybe someone here will advise to hire a lawyer? How typical, I'm eating popcorn [emoji1]

I did not mean to say that either. I wrote: When it becomes noticeable.

Come on guys, let them build. If it is 1 month later, they will pay.
