Construction funding for single-family homes in NRW. Do children make a difference?

we are interested in building a new single-family house and have some questions about financing.
We are married but currently without children, although we would like to have a child in the near future.
We would like to build the house in NRW.
Now to our situation:
we have an interesting plot of land that we quite like and for which there are already several interested parties.
However, we wanted to start building the house a little later, in about one or two years. We know that without a child we do not receive any funding.
We would also like to have a child next year.
Now to my question, how should we best handle the [BAuförderung]? Is it better to wait until a child is born, or is there not much difference?

Be careful with: "I buy a plot of land, but I don't know yet when I will build / can afford it".

There are sometimes conditions when you buy a plot of land to have started building on it after at most x years – especially in newly developed residential areas. This is intended to prevent everyone from building whenever they want so that the road does not have to be renewed every 2 years because heavy construction equipment drives over it again.
