Construction financing townhouse (Stuttgart area)

Hello everyone,
my girlfriend (24) and I (24) are planning a small terraced house in the Stuttgart area (rural, to buy/build). The plans have become more concrete over the past few weeks, and we have now found a property.

About us:
Net net income together 3300€ (including company car with private use, no second car). I have been working for 2 years and studying part-time; after the studies (in 2 years), the salary will automatically increase by 500 Euros (contractually fixed). No children are planned. We both don't have any significant expenses, just the usual: phone/DSL, gym, etc.

Equity: little available, about 20,000 Euros which however will be needed for additional construction costs or similar.

About the property:
Terraced house in the middle of the row, 128 m² living space, 45 m² usable space, approx. 230,000 € turnkey.

We would aim for a monthly rate of 1000€.

What do you think? Is our plan realistic? What tips do you have for us?

Net or payout amount 3.3K€?
That makes a difference when there is a company car.



What does that mean now?
Are ancillary construction costs included?
Is the plot included?
Plot size and price?

3300 payout amount (so company car already deducted) Additional incidental construction costs would be 10,000 The property is included, I just don't have the plot size off the top of my head

My tip: save 2 years until you finish your studies. Then you'll have more equity, and the construction won't be so expensive. Talk to a financial advisor about how you can prepare financially. 24 years old... that's young, and to be sure here already that the relationship will last and that no children are desired is brave to assume. If that's the case, great, but are you sure your girlfriend thinks the same way? I hardly know any women who don't want children. At least hardly any women around 30. How do you handle the contractual arrangements? If you're not married, you should discuss that well. If you actually remain DINKS (double income no kids), your income is enough to finance a property with 230,000. Wherever that number comes from. How does your girlfriend get to work if you move to the countryside? May I ask which town near Stuttgart?

Oh careful, that's never enough. Consider the 5% real estate transfer tax... you'll probably pay that on the total amount, so 12,000€

Okay, maybe I should have phrased it like this: no children are planned in the next approx. 6-8 years, basically we both want to have children "sometime," but that is still far off for both of us. Personally, I expect further salary increases in the next few years, so I look forward to the topic calmly when the time comes. Contractually, we need to arrange that; we have already talked about it, but nothing concrete has been agreed upon yet. This is a terraced house project in Friolzheim. She works in Friolzheim and can walk to her workplace.
