Hey there! Sorry, I saw this about 10 days too late. :) Yes, my husband is also Australian, at the time we were looking for a loan he was also our main income earner, as I was on parental leave back then. At that time he had a temporary visa, but due to our marriage and our shared son he had a very valid entitlement.
We tried it through Interhyp, but with that framework condition you fall through the cracks. There's no point in trying something like ING & co, they have rigid rules, there you're just numbers, not people. We finally found our luck by personally approaching local banks. In a conversation with the advisor you can explain the situation much better. We first presented our plans and finances, and our budget plan, I also brought tables showing our income vs our fixed and variable expenses - basically giving the impression that we know what we can afford. And only when it came up during the conversation did I mention that my husband is Australian and his visa is currently still temporary, because that is not otherwise possible under the law. But we want to stay permanently in Germany and the extension / permanent status is basically just a formality. The bank accepted that after a brief consultation with the supervisor.
I also wrote a blog post on the whole topic, which you can find by searching on Google for the title "Baufinanzierung mit Hindernissen - Chris und Kati bauen ein Haus". :)
