Construction costs single-family house - How much should I calculate per m2?

My husband and I will start building this spring!

The building application has already been submitted!

We have a living area of 200 m² plus a double garage!

Now the question for us regarding financing is how much the house will approximately cost.

The work to be done by companies includes the shell construction, carpentry and roofing work, screed work, roller shutter and window work (plastic windows).

The rest we will do ourselves, i.e. plastering, insulation work, sanitary and heating work, electrical work, tiling, painting, etc.

We think the fittings will be kept quite simple, so no frills. We are also getting a normal pitched roof and the building structure is rectangular.

Now the question for us is roughly how many EUR per m² we should calculate. We have already heard prices from 1,000 EUR/m² to 1,500 EUR/m², but that was for turnkey construction!

We already have a building plot.

Why didn’t you explore your financial scope in advance – at least in an initial conversation with your banker?


I would always recommend a closed shell construction as the basic framework to you: masonry, carpentry, roofing, windows, and exterior plaster; then the trade responsibility for the main part of the building is in one hand. The costs for this should be in the range of approx. EUR 186,000 +/- EUR 5,000 without the double garage in my opinion; this way you are weather-independent regarding interior work and can also work on the outdoor facilities.

The question of the double garage should depend on whether access to the main house is to be realized. If this is the case, I would always recommend a masonry garage – because of otherwise expected sealing difficulties and possibly settling –. If there is no access, a prefabricated garage is recommended.


For a refined shell construction in my opinion around € 950.00 +/- € 50.00/sqm.


Do you already have a soil report? Otherwise, you should calculate additional foundation costs; incidental building costs are anyway in the range of approx. EUR 30,000-35,000 ;)

We are at 2000 €/sqm + garage (40,000) + [Au0enanlagen] + kitchen + etc.
And we only build everything standard.

How are the TEUR 27sqm composed? Why TEUR 40 for a garage? Have you already signed the contract?
