Construction costs rough flat rate calculation

Good morning everyone,

I have a question about the rough flat-rate calculation.

You often see in the forum that, for example,
the m² are multiplied by a value
(150m²* 1500€/m² = 225000€)

Are ancillary costs also included in such rough flat-rate calculations? Or are these added on top, e.g. 10%

I would generally expect more... here I already read about 1800 per sqm. What I wonder is, how is the sqm number of the basement counted in?

The 1500€ is a basic equipment cost for the house alone without additional costs, without painting costs, and without any special requests.
For additional costs, there is a nice overview from Bauexperte, see . Additional costs cannot be determined as a percentage of the value of the house, as they often consist of flat rates (utility connections) or land-related costs (broker fees/property transfer tax/notary fees). The 35-40K€ mentioned by Bauexperte is a pretty good estimate. With a cheap plot of land/no broker fees/flat plot of land, etc., you can certainly also get by somewhat cheaper than 35K€.

The basement is extra and cannot simply be calculated with a flat m² price.
It depends on whether a precaution against water (white/black tank) has to be carried out and whether it is a residential basement or utility basement. In general, figures between 30K€ and 50K€ are repeatedly mentioned here in the forum (in unfavorable cases, however, even more).

Of course, prices also vary between federal states (north and east cheap, south expensive).
