Find the mistake: young people, still childless, are planning 160-ab houses for themselves and the 2 Pflichtkinder and are thinking about old age… Why not once again go towards a small starter property, e.g. a terraced house or an ETW, which is still affordable and not too big. Then later, when the 2nd child comes, move to a bigger place. If you want to downsize again later, as a couple, then start anew. I still remember it as moving up in housing. It doesn’t always have to be newly built.

It is okay to think long-term. On the one hand, you lose a lot of money with the additional costs every time you move. Notary, real estate transfer tax, and broker fees are simply gone. If you are not yet sure what you need, it is better to rent. And the other thing is that it is difficult to get anything at all in desirable areas. Thinking about retirement at 25 is certainly nonsense, but moving "up" from the first to the second child doesn’t have to be now.

It is not the house that makes its owner immobile, but the delusion that this property is a sentence to keep it for life.

But I would rather say that the acquisition incidental costs and exorbitant compensations to the bank make one immobile. With an early sale, one quickly throws away six-figure sums, unless there was a price increase that compensates for this loss.

Yes, our next residence is directly in the center of Leipzig, between Gewandhaus, Tchibo standing coffee, and Barfußgässchen. :) There 60 sqm and two rooms will be enough for us. That will be great too. :) (Since our house construction is going so smoothly so far, I am currently in such an "everything-is-great-phase". ;-) )

After having a lot of open space around me, I could never imagine an apartment in the city.
