Construction costs for a single-family house of approx. 180 m² in Bavaria

Hello everyone,

I have been reading here for a while and would now like to ask you a question.
My girlfriend and I would like to build a house in Landkreis Landshut. Since we have already applied unsuccessfully for a few new development areas, we will probably have no choice but to look on the open market. In order to estimate how much we can spend on a plot of land, we would of course need to roughly know how high the construction costs for the house would be. We would like to build about 180m² of living space with a basement, preferably two full floors (of course depending on the plot).

Would you consider construction costs of 670k realistic? I calculated with 3000€/m², 80k basement and 50k additional construction costs.

Of course, I am aware that no exact figures can be given, but as mentioned, it is only about a rough estimate for now.

Hello, I think that the 670k for your size with basement and outdoor facilities can be quite reasonable for the Landkreis Landshut. It can also work for 600k already, depending on the desired equipment and dimensions of the outdoor facilities (double garage?, retaining wall, terrace roof...). Unfortunately, the land problem remains :-(

Hello,

thank you for the quick response! I had forgotten the double garage, but it is not necessarily essential. Better to build without a garage than not at all. And it is really just about the rough estimate for now, up to which amount a plot of land makes sense.

How much do you want to spend on the [Grundstück]? 180m2 [WF] is quite generous for 2 people.

Hello, if the above-mentioned construction costs are accurate, approximately 500k (including incidental costs) would be feasible for the plot. Naturally, less would be preferable. The 180m² are also planned for a total of 4 people.

How far away from Landshut is it allowed to be? In Ergoldsbach, Pfeffenhausen, Vilsbiburg, and Taufkirchen, for example, I've often seen nice plots for the price. In Landshut itself, even with 500k, it could already be tight for a single-family house plot, right?
