Good evening everyone,

after a long search, we have been offered a plot of land privately. We have now created a first rough calculation in consultation with a prefabricated house provider.
We probably want/need to build without a basement (for budget reasons). Another prefabricated house provider thinks that with the budget/costs listed below, we can also manage with a basement (and less living space) in his calculation. I am uncertain myself. Next week we have further discussions with a construction company as well.

A buffer up to €550,000 would then be possible. Above €575,000 our throat tightens.

Outdoor area can be expanded, but it’s not necessarily urgent. Also, a lot of money can be saved if you do it with colleagues on the weekend. I would increase the sampling... But 12K would also be enough if you don’t want anything extravagant. New furniture are still missing from your list or do you already live in a house? Basically, there should be no problems there. You still have 380K left after the land.

Phew... there are still quite a few incidental construction costs missing... Is the base slab already included? What kind of technology does the house have? Is it a catalog price, bare without frills and controlled residential ventilation?

I would also argue that this is quite a tight calculation. In particular, it would be interesting, as ypg has already written, whether the base slab is already included in the calculation. Just because you are building without a basement doesn't mean there won't be hefty costs for the earthworks. I find €8,000 for the entire earthworks quite bold. Especially if you absolutely have to stick to €575k. €1,900 per square meter in BW is, in my opinion, already optimistic given the current range of craftsmen.

Imho roughly okay. The base slab will be included in the 280k. Earthworks are always a question mark. If your plot is flat, load-bearing, and free of pollutants, that fits. Otherwise, plus X, especially disposal costs for contaminated soil are catastrophically high in BW. Prefabricated houses are usually not the cheapest way to build.

So plan directly with 575,000 EUR and it will run smoothly (financially).
