Construction cost of property access road realistic?

Hello everyone,

currently a double driveway is being built between us and our neighbors with an approximate width of 6 meters and a depth of 2 meters (new development area former military site). The excavation depth is 40 cm. Previously, there was a normal sidewalk there. Now we have received an initial cost estimate by phone from the city of €6000-€8000 just for our half (3 meters wide). That means the entire driveway should cost between €12,000 and €16,000.

Now my question to you: Is the price realistic? Or does the city want to pass on the costs of other newly constructed roads in the development area to us? Do you have any tips on how we should deal with the situation?

I consider this price quite normal; because:

*Development” refers to all structural measures and legal regulations necessary to properly use the future building upon its completion. Development is one of the prerequisites for a property to be built on at all.

Specifically, development includes connection to the public road and path network as well as to the utility network:


    [*]Sewer connection
    [*]Electricity connection
    [*]Traffic-compliant connection to a road
    [*]Water connection

Sums like the one you mentioned quickly add up per property. If you are lucky – you should clarify this – the connections are led about 1.00 m into your property. If the connections end in the street in front of the property, additional costs of a similar magnitude will be incurred.

Hello construction expert,

it is only about the access road. Sewage, electricity, etc. have already been handled with a separate invoice (15000)

With us, 4sqm of paving would have cost €3000 through the municipality - so yes - if they charge, they charge properly.

I also consider the price to be realistic. I even find the house connection at €1,500 to be inexpensive.
