Construction company demands extra costs due to cooperation with appraiser

Hello dear ones,
I urgently need your knowledge.

We have been planning with a general contractor for months. In the last meeting, we discussed with the general contractor that we will probably hire an expert/appraiser for construction supervision.
The general contractor was not very enthusiastic. We explained that we both have absolutely no knowledge about construction and want an expert so that we don’t drive ourselves crazy over everything that seems strange to us/we don’t understand. It’s not about having someone to negotiate prices or anything like that...
Anyway, we have now received our offer with the changes discussed in the last meeting. The offer suddenly contains a new item:
Possible additional effort for working with an external expert (time-consuming, documentation, etc.) €2000-4000!!!
Have you ever heard of that? What do you think about it?
I have already asked around in my circle of acquaintances. No construction company ever charged extra effort because of an appraiser!

And what do you want to do now? Stomp your feet?! Just because no one here has such nonsense in their offer, it doesn't mean you don't have to pay for this position. The general contractor dictates, you accept or find another general contractor.

First of all, I just need info on whether something like this is common and maybe I just don't know about it. The homeowners I asked have all been living in their houses for quite some time. And yes, if this is uncommon and the general contractor insists on it, I will reconsider whether he is the right general contractor. Because then I would see it as an attempt to deter us from the expert. And a general contractor who stands by his work wouldn't need something like that.

A GC who risks a contract for two grand is really doing too well. He is probably right about the effort, but it doesn't make a good impression (and one inevitably wonders whether that impression is justified).
