Construction ancillary costs - Do they include all financing costs?

Good morning,

we are about to sign the financing.

We keep discovering amounts that no one told us about before, e.g. registration of the mortgage with €935 ... provision interest of 0.25% of the loan amount per month (is that really €250 per €100,000 ???) etc. etc.

Are there any other costs we should expect?

yeah a few minutes before... I'm not necessarily concerned about the incidental construction costs but rather costs like e.g. the land charge registration... the standby interest etc.

or is everything really listed in the incidental construction costs list? We have seen hundreds of lists before and never were these land charge fees listed anywhere..

The list is already very extensive. However, there will always be some costs that are not included. Who, for example, already calculates costs for explosives disposal, etc.? Therefore, do not plan down to the last cent, but rather include an additional generous buffer.

Every notary / land registry fee calculator on the internet, e.g. from Interhyp, lists all fees exactly!

Provision interest of 3%, that is 0.25% per month, is normal, so your example is correct.
That is why when building new properties, it is essential to agree on a 12 - 18 months provision interest-free period!
