If it only goes 20% above the standard land value, that's a great deal, I would expect significantly more for a city like Cologne. Here in the Taunus, currently 70-100% above the standard land value is being paid.

Near us, close to Berlin, +400% above the standard land value.
Always twice as much as you. :p Of course, high prices are currently being paid, but whether that is 10 or 100 percent above the BRW, which reflects the market from at least a year ago, can probably only be generalized based on the micro-location.
If I understand correctly, this is a plot for a mid-terrace house? If it were otherwise, the attractiveness would probably be greatly reduced... I have a house with a width of 7m and already find it borderline cramped.
Only relevant in the last case: If you want to buy together with another family anyway - is it possible to build a two-family house on both plots? Of course, you would both have to be successful in bidding.
