Complete semi-detached house with a granny flat. Base height and eaves height?

Hello everyone,

We plan to build a complete semi-detached house with a separate apartment.
Now a provider tells me that this would not be possible because of the base height (0.5m)?

Can that be true?
Eaves height would be 6.5m or 12m available

Thanks for your help and ideas.

Yes, that may well be the case. Since eaves height indications sometimes refer to the top edge of the finished floor of the ground floor, the development plan often limits how far this reference height may be above the terrain. Raising the house for a basement apartment (with the consequence of the ground floor becoming an elevated ground floor) is then excluded.

So even with a 12 m eaves height it doesn't help?
But I can raise the granny flat by 0.5 m or just put it entirely in the basement?

12 m eaves height sounds like a typical narrow terraced house layout. This makes access to the separate apartment difficult. A ground floor floor half a meter above the terrain is also hardly sufficient for a basement apartment, for that you would need a lot of embankment or slope.

So the plot is intended for semi-detached houses. So there is only a basement apartment with a lot of outdoor seating or excavations left?

You will most likely not get that approved as living space, at least not as an independent rental unit. Are two residential units even allowed on one half? After all, a parking space would also have to be provided – wouldn't that all get a bit tight? Why do you want a granny flat? Best regards in brief
