Comparison of Building Ground Survey Offers

Hello,

we want to build two houses for two families on one plot of land. We are planning with an architect and then want to look for a general contractor with the finished planning, although we already have one in prospect.

The question "basement yes/no?" certainly depends on what the ground looks like. Therefore, we have obtained several offers for a geotechnical report.

When I try to compare the most expensive and the cheapest, I notice that they apparently do very different things. But which of these do I really need?

Report A - Offer for one house:

1. General information about the construction project (technical data)
Brief building description (type of building, number of floors, basement) according to project specifications
2. Soil investigation including arrival and departure to the construction site
2.1 Investigation on the construction site through two soil boreholes (dynamic core sondages each 5 – 6m) and one dynamic sondage (5-6m)
2.2 Stratigraphy
2.3 Groundwater levels, load case assessment according to DIN 18195
3. Soil evaluation
(Permeability coefficient = k / stiffness modulus = E / subgrade modulus = k)
4. Foundation assessment
4.1 Soil parameters (DIN 1055)
4.2 Foundation proposal and, if possible, alternatives
4.3 Drainage (including connection options and general information on infiltration capacity)
5. Notes on construction execution
5.1 Excavation of the construction pit, pit safety, soil classes (DIN 18300)
5.2 Recommendations for earthworks
6. Graphical representation
6.1 Site plan, borehole and/or dynamic sondage profiles
6.2 Survey of local elevations (height leveling)


Geotechnical report B - Offer for both houses together:




According to the cover letter, B also includes a verifiable settlement calculation.

What are the advantages and disadvantages of the two offers? Can it be said like that? What information is still missing? Can it be said which one is the "better" or "more sensible"?
