Too short a term. Let the loan for the rented part run for as long as possible (1% repayment max.). Put the repayment saved there into the owner-occupied part.

This one would be redeemed in 2039 by the building society savings contract and financed further until 2056 via a building society loan.

So if I understand this correctly, we have just signed for a similar financing option...but with significantly better interest rates. Also at the Sparkasse. We had presented our offer to an independent broker and asked about alternatives. He liked the offer right away and called us shortly after, saying that we should accept it because he couldn’t get anything better for us.

well, if you have a good feeling about it and understand why, what, when, and where we do things, then go ahead. As I said, it looks similar with us... only I find the interest rates too high on your end... you can probably negotiate something there.
