Hello everyone I intend to buy a two-family house including one rental unit. I will live in the other apartment myself Household income about 3100 net The house costs 270,000 euros I have to finance the additional house costs plus 5,000 euros renovation costs, resulting in 298,000 euros. I would be suspicious that there isn’t a "normal" loan (annuity loan) included. Why would the SpaKa do that?!

I would go to an independent financial advisor and have the amount calculated as a normal A loan - for example, part of the amount for 10 years (and then be done) and the rest for 15/20 years. The interest rates from the Sparkasse are too high for the current time - it definitely can be less. I would also increase the monthly rate (interest with repayment). I would refrain from building society savings contracts. Alternatively, the KFW loan for housing creation could be calculated again.

Where is the loan for the rented unit? Get yourself a substantial, separate loan for that so you come out well tax-wise. It should also match the purchase contract. Otherwise, I can agree with the previous speaker. Please obtain separate offers once again.
