City villa floor plan - children's rooms with floor-to-ceiling windows

Hello everyone,

I wanted to get your opinion on this floor plan.
What is good, what maybe not?
I am only uncertain about the children's rooms because of the floor-to-ceiling windows.
The terrace is drawn incorrectly and should actually open upwards towards the kitchen.

Additionally, I have little space for furniture in the living room and am considering changing the double window on the left to a normal one.

Unfortunately, I do not have a site plan.
The living room faces south.
However, the plot continues towards the kitchen, as it is long and narrow along a street.

An idea is recognizable.
Here are a few tips for further tinkering:
- A city villa doesn't have to be square. On the contrary - the coffee grinder is, in my opinion, rather a special thing in a negative sense. You lack depth in the living room. So pull a bit here and push on the other side.
- It's best to place the pantry under the stairs (there's no basement, right?). For that, move the WC to the corner and create a wardrobe in front of it - you urgently need that.
- Room 7 has a poor spatial feeling - do you need it as an office?
- How long is the staircase now?
- A trapped dressing room is rather disadvantageous - often discussed - think about it.
- You save a lot of money on furnishing and use space optimally if you align the interior room dimensions with common furniture widths. So, for example, 2m closet + 5cm plaster on left and right = 2.05m for wardrobe, depth 0.62m etc. - check Ikea.
- Window views still look very chaotic - but that comes last.
- Apart from that, always go to the architect without your own plan, lean back and just let them do it! They studied this and have to be paid anyway.

If you have a plot, you also have a site plan! Make sure to draw it yourself, marking pros and cons, sun, orientation, wind, and road. Then slide the house with carport onto it. Don’t forget dimensions and building envelope.

"Room 3" is supposed to be the HAR, I assume. With >10sqm very tight, if this is also your only storage room. Minimum distances to the heater and fuse box must also be observed here. Also think about where you want to store, for example, seasonal stuff, tools, etc. In the attic?

Apparently, you either have a strong preference for narrow rooms or you are somehow trying to fit a certain number of rooms into a format that is not suitable for it. Funnily enough, you doubt the slightly wider rooms.
