Hello everyone,

great forum here! I have already gathered some great ideas. About my topic: we are currently in the planning phase for a city villa and need some advice.

Style: city villa
Orientation - southwest (rather west)
Maximum heights/limits - 10m

Basement, floors: no basement
Number of people, age: 3 people (4 planned)
Space requirements on ground floor, upper floor
Office: family use or home office?

Warum ist der Entwurf so geworden, wie er jetzt ist? E.g.
Standard design from the planner? Own ideas
Which wishes were implemented by the architect?
- Extension / bay window with roof terrace
- Carport -> utility room -> kitchen

Was ist die wichtigste/grundlegende Frage zum Grundriss in 130 Zeichen zusammengefasst?
- Is the living room too small? A width of 3.50m for the living wall seems small since my sofa is already 3.50m long.
- How much distance should there ideally be from the sofa to the TV?
- Extension / bay window with roof terrace: Does it visually fit a city villa? And shouldn't it be rather towards the north (i.e. towards the kitchen instead of centered) to have more sun?
- Another floor-to-ceiling window in the living room? Does sunlight disturb watching TV?
- Glass front too much of a good thing? I only ever see many houses with staggered windows.
- Terrace too small / Does the extension cast too much shade?
- Floor-to-ceiling windows on the 2nd upper floor on the carport side?

Note: The porch as shown in the plan will be removed because otherwise it does not fit space-wise.

One last tip: also take a look at the ongoing discussions and neighboring threads: I often find that with the same conditions similar discussion requests run in parallel. Thus, you will often find answers to your questions or ideas on how other users try to solve this or that problem in their home construction through these discussions.

I would first want to find "my" floor plan within my given circumstances and then look at how the exterior will be; therefore distancing myself from sales terms like "city villa" etc. that dictate the roof shape, floor plan orientation, etc. You already have enough requirements from the development plan and budget. This bold estimate, for example, contradicts the term "....villa". It depends on how you personally use the living room. It is very narrow and the area by the window feels lost/unnecessary. The office feels cramped, maybe the wardrobe could find a place under the stairs, an even better option would be a different layout. As with the living room, there is a lot of "dead space" by the window in the kitchen; the island would be too close to the passage for my taste. Overall, I find the open-plan area awkwardly proportioned and I suspect this was caused by other wishes such as roof terrace, bedroom, etc. Depending on the TV size, there are rules of thumb online or you should find out yourself, since people experience this differently. As a pure TV area, that would be fine; as a living room in an otherwise open living space, I would consider it cramped or unfavorably designed. I am anyway a proponent of separating the TV and not letting it restrict my living space so much. Depending on the TV and lighting, it can reflect, but usually one watches mostly in the evening anyway.

In the living room and K1 a chimney pipe is drawn. Should there be a fireplace in the living room as well? Then it could get tight. By the way, no chimney pipe is drawn above the boiler room. It would also run across the bathroom on the upper floor. How is the heating supposed to be done?

this bold estimate, for example, conflicts with the term "....villa".

It was stated net by the architect. Then it fits ;-)

I'll put it this way: 64sqm for the open plan, but hardly furnishable. That would make me think. There are plenty of city villas, but here the least has been made out of a square (plus bay window). Corner windows, in my opinion, do not fit well with a city villa - additionally, the windows are somewhat excessively distributed here. Clever zoning is quite difficult because the central bay window and corridor conflict. Another one??? :eek: One should plan them and not just throw them into a room. Yes!

Exactly. So now I can watch TV. I don’t need to comment on your thread separately – you just look into the two other very fresh Anstattvilla threads :)
