Hello. We have a small to possibly bigger problem. In our development area, red roof tiles were prescribed (paraphrased, I would have to look up the exact wording). We therefore decided on a roof tile that is dark red, with a bit of imagination it could also lean towards brownish. According to the manufacturer, the designation is wine red. The existing roofs of other houses also have different shades of red. Partly brown, partly Bordeaux, it's all a matter of perspective what one sees as red. Now we have received a letter from the building authority pointing out that brown tiles do not comply with the building requirements. The development plan says nothing about a specific color variety, only something like "to ensure a uniform appearance, red roofing must be adhered to.." We have now sent the exact designation from the manufacturer there and are waiting for a response. Has anyone had experiences whether they can arbitrarily decide contrary to manufacturer designations whether it is red or brown? No tile is just "red". But rather deep red, brick red, wine red, etc. Regards, A.

I wouldn’t worry, you have properly sent the manufacturer documents in which it says in red. Topic basically settled.

Hi,
I would see it the same way. In the manufacturer’s documents it says "...rot". That basically settles the matter. They should have prescribed specific shades as RAL codes.
Apart from that: "What is stated - is stated" or, in your case, "What lies - lies."

As long as no one is endangered by deviations from the development plan, it is hardly possible for a building authority to enforce a subsequent change.
Glossy roof tiles could indeed pose a problem due to reflections for incoming airplanes or drivers (depending on the angle and height level of the tiles relative to a road). But if the people at the building authority don’t like the exact shade of your roof tiles... who cares?

Best regards,

Andreas

By the way, brown is academically considered a shade of red. We also have brown bricks and specifically asked for the delivery note. [creaton weinrot]. Done.

Thank you for the answers. Yes, we were also a bit surprised by this letter. I think then we are on the safe side..

We had this issue with light gray in our construction phase. Whether it is red or brown will be decided by the building authority in case of doubt, not the manufacturer's designation and not your definition. That is annoying but unfortunately cannot be changed.

I have already reported several times about my neighbor who had to remove his tiles from the roof again because the building authority did not approve any other light gray, despite presenting samples to the building authority manager.

This is because the building authority does not want to create a precedent, because then the next wine red would be even darker and everyone subjectively ends up with brown roofs.
