Chimney preparation during shell construction of a new single-family house

Hello everyone,
I have signed the construction contract with a GÜ (Heinz von Heiden) without a chimney. I could probably plan it again later during the conversation with the architect.
Problem:
- a chimney from Schiedel costs about 5000€ and takes up space
- additionally, there is an inspection fee from the district chimney sweep
- I am not sure if I need a chimney/fireplace

My idea: stainless steel chimney.
When building a house, money is almost always missing 99% of the time. That’s why I only want to prepare everything.

How can one best plan with the core drilling? Does anyone perhaps have experience with that?

Also for an external chimney:

The screed must be reinforced in the area of the stove (e.g. thinner insulation, no underfloor heating), i.e. you have to plan properly already now. For example, no electrical/water installation in the floor under the stove and in the wall area of the later core drilling.

Please also consider, if it really becomes a proper chimney: the chimney sweep inspection has only limited validity, if no stove is installed during this time (I believe 2 years are stated), a new inspection according to new rules is required, who knows what will apply in 2 years regarding CO2 and the like. Then all your preparation might have been for nothing.

Really, no one probably "needs" a fireplace anymore in a new building. It is rather a question of whether you would like to have the fireplace and are willing to spend the corresponding money for this "luxury."


I personally find external stainless steel chimneys very unattractive, especially in a new building. I would either do it "properly" or not at all. But that is just my personal opinion. You have to decide for yourself. No one can take that decision away from you.

    [*]Preparation means the floor (structure) must also be prepared ==> inflexible, because this fixes a spot in advance
    [*]Ugly exterior appearance on a new building
    [*]Later installation + core drilling bring new dirt into the house
    [*]Later you have so many construction sites that the money that is actually left over flows into all sorts of things, but not into the chimney

There are many arguments against dealing with the chimney and flue later. The only positive effect: you save money right now. If it’s really tight, then just drop the chimney altogether. Otherwise, do it properly and immediately.

That settles the matter. You install a fireplace if you really want one, for example, because it is nice to have a fire in winter and you like to make yourself comfortable in front of it.
There are no practical or objectively economic reasons for a fireplace.
