Children's room with floor-to-ceiling windows

Hello everyone,
we are moving into a newly built ground-floor apartment and have the choice to make one room with 13.5 m² and floor-to-ceiling windows or one with 15 m² and regular windows the bedroom or children's room.
The larger room would fit the big bed and wardrobe better, but I don't find floor-to-ceiling windows and thus doors that open to the garden ideal for a children's room (4 and 1 year old).

What do you think?

Retrofit lockable handle if not present, and that’s it.

Should both children be in the room? Then I would tend towards the bigger one. Otherwise, the 13 sqm room won't hurt them either. The nice thing about the floor-to-ceiling windows is that they can decorate and even paint them themselves. Ours has a lot of fun when he's allowed to use window chalk.

There is also a third room of 14 m². I left it out because it is designated as a children's room for the little one. So now, in the competition, there are the four-year-old and us.
The decorative aspect has something to it.
The problem is that the placement area is greatly restricted by the two window panels of one meter each. This might not be so bad if used as a children's room. However, I always think it's good when children's rooms are further inside the apartment and not at the apartment door - said room with floor-to-ceiling windows is at the apartment door...

At 4 years old, they sneak out without you noticing, no matter which room. Our 2-year-old ran past grandma naked without her noticing (I stood there snickering). He went through the bathroom, the hallway, through the kitchen-living room (where grandma was standing), down the small stairs, through the hallway, and voilà, into the garden. So the motto is: lock up anyway.

I would choose based on your walking habits. In our house (bungalow), the children's rooms will be closer to the door than ours. That goes towards the garden.
Reason 1: Visits in the garden in the evening don’t have to be extra quiet so as not to wake the children
Reason 2: When I pack laundry in the bedroom, I have a view of the children in the garden
Reason 3: From the living room, I can get to the children faster than from the bedroom (yes, I know, 2 meters is not much)
Reason 4: I can see the children's rooms from the couch.

I would place the 1-year-old in the room close to the bathroom. Short distances for potty breaks are worth gold. Number 2 then in the smaller room for now. You can still move later if you realize it’s better the other way around.

Actually, everything really speaks in favor of using the "room facing the garden" ourselves:

    [*]The children's rooms are next to each other and close to the bathroom
    [*]From the living room, both rooms are in view
    [*]We are at the front door

The only problem is that we would only be able to fit a 1.80 meter wardrobe in the bedroom and would have to use storage space in the children's rooms.
