Change of roof pitch from 25 degrees

Hello everyone,

we are planning to build a semi-detached house with a couple of friends.
The roof pitch allowed in the current development plan is 25 degrees. The planned semi-detached house is to be built with 1.5 floors.

I fear that a roof pitch of 25 degrees and a knee wall of about 1.20 - 1.40m will result in a very low ceiling height.

Therefore my question:
Can the existing development plan be changed or can this be applied for separately as part of the building permit?

Changing the development plan will not be done for this reason, but a waiver from this regulation is possible in the individual building application.


With a 25° roof pitch and a 1.20 / 1.40 m knee wall, the 2 m line is reached at a distance of 1.72 / 1.29 m from the outer wall. At a height of 2.50 m, this would be after 2.88 / 2.36 m, which would correspond, without a knee wall, to a roof pitch of about 35 / 40°.


If the development plan also envisages this (i.e. that the attic floor must not become a second full story), then this roof pitch regulation can even be quite cleverly chosen.

Are you even allowed to build a DH there? It doesn't initially sound like it is planned/wanted there.

As far as I can read the development plan, our property is located in a mixed-use area, the number of floors is limited to one floor. It is an open building design and the roof pitch is limited to 0-25 degrees. The floor area ratio is 0.4. According to the seller, it is permitted for us to extend the attic to 75% of the living space of the ground floor. Most of the houses we looked at either had a steeper roof pitch or a higher knee wall.
