Change of roof in development plan??

Hello dear ones,
I’m new here.. We want to build. I’m already super excited and we might possibly have a great plot. The problem is that I initially thought a shed roof would be okay, but it turned out that it’s not for us :rolleyes: Unfortunately, that’s what’s stated in the development plan. Now, in this new development area above (it’s a hillside location) there are also gable roofs, but below there are shed roofs for soundproofing or something (railway nearby). Our plot would be at the edge, bordering only two other plots. Is there any chance for a change? :confused: Can someone encourage me or is it hopeless??? Thank you all in advance. :D

The easiest way to find out if a change is possible is to go to the building authority and explain your own position/wishes there and hope that the person you are talking to “is realistic” and not stuck on the letter of the law.

BUT: assuming your wishes for a shed roof can be realized based on the course of the conversation, this does not mean that it will be approved in the later building application! Since you usually do not get a written confirmation of this statement from the building advice, it is quite possible that an identical building application will be rejected later.

If the development plan actually allows room for interpretation as you describe, it is better to ask the provider you trust (most reputable architects/sellers have good relationships with the building authorities in their area of responsibility) to handle the way to the building authority. This is how I do it myself and even if I do not always come back with good results for my clients, the overall success rate has improved positively.

Another option is the building preliminary request (BVA), which is chargeable but is partly credited toward the later building application by the municipality. For this you need floor plans and sections from the provider you trust, to be submitted to the respective building authority. It goes without saying that the provider will only do this if you cover the basic services for the BVA (7% according to HOAI). Here again, the costs are usually offset by the provider with a later house order.

It is advisable against a procedure to change the development plan. Apart from the fact that the outcome is always uncertain, you must expect durations of 3 to 5 years.

Hello first of all and good evening,

first of all thank you very much for the detailed information. My husband will supervise the construction himself, as he is a civil engineer. Only with the planning will I probably need architectural help :) Can my husband go to the municipality there, or should I ask the architect??? What will probably be better?

With his education, he can meet the responsible caseworker on equal footing, especially if he brings knowledge from structural engineering; an undeniable advantage. And with a good dose of mutual respect, he should be able to "handle the situation."

Discuss with him whether he feels confident for the conversation at the BA; otherwise, you still have the second option.
