Change of plans after financing approval

Hello everyone,

I hope I am in the right place with my question.
We have already received the financing commitment from the bank. However, before signing the contract with our prefabricated house manufacturer, we have decided to change the plans again. Instead of building without a basement as originally planned, we now want to build with a basement and reduce the living space accordingly (the office will be moved to the basement).

It was a long journey until the financing commitment, so we are wondering whether the changes are relevant for the bank or whether the bank would even notice the changes at all.

They will definitely notice because construction progress reports are made. And if the appraisal says 120sqm without basement and 80sqm+basement are being built... Then they will notice that.

What is essential for the bank, however, is only that the market value and marketability do not change significantly.

What does the commitment say about the topic "[zu stellende Sicherheiten]"?

If it was a long way to the approval, was it tight with the financing?
I would play with open cards there

If it was a long road to get the financing commitment, then there might be a reason for that (e.g. because your situation is demanding). If something eventually goes wrong because you miscalculated with changed plans, the house will soon no longer belong to you. So it is in your interest to be open about that. You don’t want to be cheated, do you?

And if the bank wants to raise the interest rates again because of that, I consider the bank to be untrustworthy if it cannot really justify it. But 120m² vs. 80m² + [Voll(?)] cellar, I consider the cellar to be more valuable.

The worst thing you can do is to rush something with uncertainties. Either the towels are 100% dry or I leave it.
