Central ventilation system and odors from outside

Hello,

we are in the planning phase of a new single-family house and are thinking about a ventilation system.

We currently still rent only 3 houses away from our building plot. Almost daily, when I go outside, I notice a strong unpleasant smell from the neighbors' chimney on our property. I am worried about having this smell all the time in the house with a central ventilation system. Are my concerns justified? What can I do about it? Should we forego the controlled residential ventilation?

P.S. We have the possibility to ventilate 2-3 times a day by opening the windows, would that be enough to prevent mold?

Controlled residential ventilation with activated carbon filter in the supply air or buy the neighbor's shed and shut down the fireplace. (Renouncing controlled residential ventilation would not be an option for me.)

Well, we've had the problem for the second winter now! Depending on the wind direction, you can smell the neighbor's smoke throughout the whole house.

I reported it to our builder to see if there is a sensor that switches off the ventilation system for about 30 minutes when smoke is detected.

He only gave me a link to a charcoal filter for retrofitting.
According to the builder, there is no way to solve it electronically.

A mod here in the forum "I believe Mycraft" had actually built something himself.
I wanted to approach him about it, but since there have been no problems in the last 2 months, I let it go.

That means my concerns are indeed justified.
What have you done about it so far? Does it help to turn off the system immediately after noticing the smell?

If I am correct, Mycraft has solved the whole thing via KNX with a VOC (or another) sensor in the outside air intake. When the sensor is triggered, the system is shut down until the sensor falls below the threshold again.

At least, that's how I imagine it.

Thank you matte 1987, I found the thread, but I don't want building automation systems. It is more about experiences from users like tomtom79 and what he did about it.
