Can we still slip into a KfW-55 house?

Hello. We received our energy certificate for our house today. According to the calculation, the final energy demand is 24.5. The primary energy demand is 44.1. This means we are within the KfW 55 standard. Our decentralized ventilation system with heat recovery is not yet included in the calculation.

We actually did not expect such a good value. As for the equipment: triple-glazed windows, air-water heat pump, underfloor heating, photovoltaics, decentralized ventilation with heat recovery, insulated roof and base plate.

Do you think the KfW offer is even worth it? Sure, 5000 euros and the interest rate are great. But don’t you also need a construction supervisor, various certificates, etc., which might offset the benefits? I also find the KfW loan quite rigid.

Why? Or rather, what would need to be changed? We haven't started building yet. I had read the attachment earlier. Our technology package is not mentioned there. Another heat pump is difficult since we will be building on dry sandy soil.

Oh, I thought the house was finished. Then it's okay. You just need an energy consultant with specific services. That costs 2500 euros. But you get half of it back through other funding. 3,800 remain. It can be worth it, but keep in mind that screed and insulation have special requirements.

Can you tell me the requirements once? But I will also do some research myself. I have read that the insulation should be at least 18cm? We currently have 16. But the insulation value is achieved according to the energy certificate. Isn't that enough then?

The primary energy demand is only part of the KfW55 requirement (and in my view the easier one, as it can be influenced by building services). The much more difficult part or value (because it depends on the construction method) is, if you are not planning a prefabricated house in timber frame construction or WDVS without a basement, the quality of the building envelope, i.e. the average Ht value. This must be at least 0.258 W/(m2 x K).

Both values are independent of each other and do not improve or worsen one another.

That means you are already within the target range for the primary energy demand.
What about the other value?

Thanks for the feedback. The following value is stated in the energy certificate:

Energetic quality of the building envelope HT:

Actual value: 0.25 W/(m2 x K).
Requirement value: 0.36 W/(m2 x K).

Used method: Method according to DIN V 4108-6 and DIN V 4701-10.

Summer heat protection (for new buildings)
no tick for compliance.

CO² emissions 15.5kg//(m²*a)

In terms of the value, we are therefore right on the edge. Someone who is also approved by the KfW has calculated it. So I hope that it really fits. The colleague who calculated this can then also be the energy consultant, right?
What are your experiences regarding the timeline when using something from the KfW? Without funding, we could actually start building next week.
